Common Concerns
Why Directors Consider Changing
Many of the developments we now manage came to us after directors became frustrated with their previous agent. These are some of the most common reasons.
Poor Communication
Unanswered emails, calls not returned, and a lack of regular updates leave directors and leaseholders in the dark.
Slow Maintenance
Repairs take too long, reactive issues pile up, and preventative maintenance is neglected until problems become expensive.
Lack of Transparency
Service charge accounts are unclear, budgets are not explained, and leaseholders cannot see where their money goes.
Inadequate Contractor Management
Contractors are not properly vetted, supervised or held to account, leading to poor workmanship and inflated costs.
Recurring Unresolved Issues
The same problems are reported month after month with no meaningful resolution or follow-through.
Directors Feeling Ignored
RMC and RTM directors find their concerns dismissed, with little meaningful engagement from the managing agent.

Questions & Answers
Frequently Asked Questions
How long does it take to change managing agent?
In most cases, the process takes 1–3 months from initial conversation to full handover, depending on your current contract terms and notice periods. We guide you through every step.
Do we need to prove our current agent is doing a bad job?
No. RMC and RTM directors generally have the right to appoint their chosen managing agent. You do not need to prove wrongdoing — you simply need to follow the correct notice procedure.
What happens to our service charge funds?
Service charge funds belong to the development, not the managing agent. The outgoing agent is required to transfer all held funds and accounts to the new agent. We manage this process carefully.
Will residents notice any disruption?
A well-managed handover should be invisible to residents. We ensure maintenance contracts, service charge collection and day-to-day operations continue without interruption.
Can you help if we are still setting up an RTM company?
Yes. If you are going through the Right to Manage process, we can support you from RTM claim through to management handover. Visit our RTM page for more information.
